LIVING ROOM AND DINING ROOM BELOW

COCONUT ADDITION TO THE FRONT OF THE HOUSE

In this project, the clients were tight on space in their house.  When they first approached me, a Miami residential architect, they wanted to add a new bedroom both to the front and the back of the house.  Unfortunately, because of the Miami 21 Zoning Code, they needed a large setback on the back of the house and it wouldn't allow them much room to add to the house.

When I saw the house for the first time, I thought for sure that the Dining Room was an illegal addition because it encroached into the rear setback and it had a flat roof.  But thankfully, it was not.  It had been built that way in the original house.  Because it was built that way, which we found out when the clients ordered the microfilm from the city, the Dining Room was grandfathered in and did not have to be torn down.

I originally proposed to add two bedrooms to the front since they could not add a bedroom to the back, but the clients chose to add just one bedroom and a porch.

THE ARCHITECTURAL PROCESS

Since they were so short on closet space, we used the existing bedroom for creating two closets - his and hers closets.  Then, we added a clean addition to the front of the house which included a new bedroom, and a new Master Bath.  Then, to finish off the look of the front, we added something very desirable here in Miami, a front porch to people watch.

Besides the addition, we created a new driveway.  Right now, they have very little area to park. 

​

And on the inside, we also remodeled the kitchen and added a desk area for working.

This project is now in permitting.
