OCEAN BREEZE EAST AFFORDABLE HOUSING DEVELOPMENT

United Architects, a Miami residential architecture firm, with Maria Luisa Castellanos, R.A., LEED AP, as its lead designer. worked on the design of this affordable housing project for a government competition in Boynton Beach, Florida.  The design had to follow Boynton Beach’s strict zoning code, whose main tenet was to create an urban community with the buildings close to the street.

The project was to have 6- three-story buildings for a total of 106 units. Of those units, there would be 18 -1BR units, 52-2BR units, 24-3BR units, and 12-4BR units. It was also to have a 5,000 SF grocery store and 3,000 SF of retail space fronting on Seacrest Boulevard.

The project was to be affordable to households at or below 60%of Area Median Income.  It was to bring multiple uses that were lacking in the neighborhood.

​

In this area, where there is a food desert, a full-size grocery would be established.  Retail space would be provided for local vendors.  An urban setting would be created by bringing the residences closer to the street.  Parking would be hidden or on the street. There would be 203 parking spaces.

The Furnished Clubhouse would have the following:

  • Furnished Community Room

  • Business Center

  • Fitness Center

  • Swimming Pool

  • ​

The buildings would be of concrete block with impact glass windows and doors and Energy Star appliances.  The units would use low-flow water fixtures.

ENVIRONMENTAL CONCERNS

To assure the most environmentally friendly construction, the units would be designed utilizing the Florida Green Building Code - a holistic approach to sustainability including building materials, construction practices, disaster mitigation, land use and sustainable building features.

The building would feature high-efficiency mechanical systems.

SIZES OF UNITS

The units would be sized as follows:

  • One-bedroom unit with approximately 817 SF of living space

  • Two-bedroom unit with approximately 1,038 SF of living space

  • Three-bedroom unit with approximately 1,214 SF of living space

  • Four-bedroom unit with approximately 1,352 SF of living space

Larger unit sizes can accommodate a variety of live/work arrangements.
