Here is what Rick Kendle says about the articles: "I do Property Tax appeals, where I lower the tax value of properties for the owners. I love the articles that Maria Luisa Castellanos writes. I reference them in my appeals before Magistrates. While I have a degree in engineering, and a law degree, her information is priceless to me. I refer anyone I know to Ms Castellanos, as a fellow professional, I know when someone 'knows their stuff'. She is really good."

You have a business that is growing by leaps and bounds.  You cannot fit in your building anymore.  Pretty soon, the way it’s going, your employees will have to be sitting outside or your warehouse will no longer hold the inventory you need to keep up with demand.  But you don’t know where to begin in order to expand your building.  You need to find an architect!  We, home grown Miami architects, United Architects, Inc., are experts in remodeling and adding to existing commercial and institutional buildings.

If you have never built anything, you may think that remodeling or adding to a building is easier than new construction.  It sounds logical.  The addition or the part of the building to be remodeled is often smaller than a new building, but it is actually much harder to design and build an addition or remodel part of a building than it is to do an entire new building.   In a new building, there are no existing conditions with which to deal.  However, in a remodeling or an addition, many existing systems, such as the mechanical, electrical, and structural have to respected and modified.  This is often no easy task.  And, if you are a busy executive or professional who doesn't have to time to handle the process yourself, we can step into your shoes and represent you every step of the way, from initial design to final close-out.

As architects working in Miami-Dade County for since 1976, we can help you every step of the way, especially if you have never built anything before.  We take the time to educate our clients in the design and construction process.  See more at our Commercial and Schools pages.  We pride ourselves on our ability to get our plans through the permitting process quickly.  This means that you can move into your new building sooner, allowing you to start making money!

Or maybe you are here looking at our website because you have been daydreaming about remodeling or adding to your residence.   Your kids are getting older and they need more room.  Maybe as you have gotten older and have more disposable income, you want to live in a more comfortable home with the features you could only dream about when you were in your 20’s.  You want the latest look and the latest trends in your home!  You want to find an architect!  United Architects, Inc., in Coral Gables (Miami), Florida, is an architecture firm whose work has been featured twice nationally on HGTV.  To see one of these projects, click on Miami Beach Residential Project.  If you don’t know where to start, read more at the Residential Architecture page.

United Architects, established in 1986 in Coral Gables, serves Miami, Coral Gables, South Miami, Coconut Grove, Key Biscayne, Pinecrest, Miami Beach and surrounding islands.   We are experts in helping you navigate the process of remodeling or adding to your existing property.  Because we have had so many experiences through the years dealing with contractors, the building department, and the many issues that come up, we make the process easy for you.

We listen to our clients and transform their needs into creative, cost effective solutions.  Our process involves several one-on-one meetings with ample opportunity for dialogue with the principal of the firm, Maria Luisa Castellanos, R.A., LEED AP.

Architectural process guide by Miami architects, United Architects

Unlike many Miami architecture firms, we only send completed drawings to the building department.  Then, we follow carefully the entire permitting process.  We go to the building department and meet with each discipline, if necessary.  The result of this effort is that you get your permit quickly and can start construction that much sooner! As Miami architects, residents for many years, we bring to you extensive knowledge of the construction industry in this area.  Our familiarity with the area and its multiple building department, can help you navigate the process.  You can read more about the different building departments and then know what to expect from each.  The more you know ahead of time the easier it will be for you to obtain a building permit and start construction.

Most architects give you a set of plans for you to critique but we are with you from the beginning of the creative phase through the completed permit plans all the way to the end of the construction phase.  We don’t abandon you, leaving you to figure out for yourself what is happening.   We tell you what to expect each step of the way.
We help you select the best contractor for the project, either through a bid or a negotiated process.  Then, as the construction starts, we inform you on how the project is unfolding advising you on the length of each phase.   How long should it take to put up the studs or drywall?  How long should the roof take to put on, or why are the cabinets not installed yet.  Each part of the process is important and we help you to navigate it.

We go over a list of items at the beginning of the project that are important for you to know in the process.  For example, where are the pitfalls of construction and what should you look at for prior to hiring a contractor?  How do change orders work if you change your mind in the construction phase and want to add more items for the contractor to do at the end of the project?  We will explain this in detail so you will be more at peace throughout the process.

We invite you to spend some time on our website and to call us at (305) 552-5465 or write to us at MLC@UnitedArchs.com.  There is no charge for the initial consultation, if you own the property.
