MIAMI BEACH RESIDENTIAL REMODELING

This 2,700 square-foot Miami Beach house which dates from the 1950's had a very dated look.  The kitchen was very much tucked out of the way and closed off.  However, it had beautiful terrazzo floors which needed minor repairs and some stone detailing which enhanced the simplicity of the house.

The client wanted a more updated house with the kitchen more visible and open.  We moved the kitchen, created a den and laundry room out of the old kitchen and remodeled all three bathrooms of the house. This time, the kitchen was not walled off but had a low partition separating the kitchen from the living room.  In addition, the windows in the front and back of the house were enlarged or changed to sliding glass doors.  The old jalousie windows were replaced with new impact-resistant glass windows and doors.  The drywall was stripped off the wood studs and some studs were replaced.  Some areas received new studs for the new interior partitions.  Then, new drywall and doors were installed.

The house was situated at the end of a street which flooded their lot, so we recommended that a civil engineer be hired to design a drainage system.

The window air-conditioning units were replaced with central air-conditioning and ductwork.  The existing water heater was replaced. The family room was opened up to the dining room.  The back of the house received a brand-new patio area for entertaining.  The front received a new driveway.

Once finished, the clients worked with the landscape designers to give the house a finished look.  Even though this house is still a typical mid-century modern house, the remodeling made the house more attractive, and the clients ended up with a more comfortable, livable house.  The clients were very happy with the finished house.
